Why do I need a Home Inspection

Buying a home could be the largest single investment you will ever make. A thorough home inspection can help you avoid costly repairs and problems. Our inspection report will also advise you of what maintenance is required to keep your home in top condition.

If your selling a home, a inspection can identify or point out any potential problems that may be uncovered later on by the Buyers Inspector. Finding them early will allow you to address them before listing your home, making for a faster and smoother sale.

Do I need a WDI  Inspection

Termites and other wood-destroying insects can do extensive damage to a home and greatly impact its value. Therefore, we recommended that you get a WDI inspection in addition to your home inspection.

Can I do the Inspection Myself?

Even experienced homeowners or home buyers lack the knowledge, training and expertise of a Professional Home Inspector. Beyond the technical expertise and experience a Professional Home Inspector brings, it is important to remember that the inspector remains impartial third party. If you are involved in buying or selling a house, it’s difficult  to remain completely unemotional about the house and this may cloud your judgement. Our Professional Home Inspector will provide an objective outside reporting of the facts.

How much does a Home Inspection Cost?

Inspection fees for a home inspection are based of the square footage and type of foundation. Do not let cost be the only factor in deciding whether or not to have a home inspection or in selection of your home inspector. The since of security gained from knowledge and experienced inspector is well worth the cost.

How long will the inspection take?

The inspection will usually take 2-3 hours to complete. These time may vary depending on the size, age and condition of being inspected.

What if the Inspection uncovers problems?

If the inspector identifies problems, it doesn’t mean you shouldn’t buy the house, no house is perfect. It is up to you to decide how any problems the home inspection uncovers might affect your decision to purchase. If a major problems are discovered, you may want to try negotiating with the seller to have the repair or replace prior to closing on a home. Or perhaps, the seller will lower the price on the home. In the end, the decision rest with you, but knowing about potential problems, before you buy, gives you the power to negotiate and make the best decision.

Should my Real Estate Agent receive a copy of the Inspection?

Its important that your Real Estate Agent received a copy of the inspection report, so they can provide assistance in determining if any items are significant enough to warrant re-negotiation with the seller.  We do not provide a report to anybody without your consent to do so.
