What We Inspect

A Home Inspection is an important part in the buying or selling process. This section gives you insight into what’s inspected and what to expect from a home inspection report.

The inspection helps to reduce some of the risk involved in purchasing a home, but it cannot eliminate all risks, reveal all deficiencies nor can the inspection anticipate future events or change in performance due to changes in use or occupancy.

The typical inspection takes 2-3 hours to complete. Using a range of investigative tools, we will inspect your home from top to bottom according to TREC’s Standards of Practice.

Your home inspection report is the outcome of this investigation and contains a description of all the problems identified, as well as recommendations on deficiencies that may require further evaluation.

Unfortunately, there’s no such thing as a perfect home. Almost every home inspection will reveal at least one problem. It may be something slight that can be repaired with a trip to Home Depot or something serve that requires a complete redesign.

In most cases, the decision for what to do will be determined by your experience with home repairs and the cost of handling of the solution. For instance, if the home inspection report merely identifies that a single light switch in the kitchen doesn’t work you may be will to overlook that issue, since it can be easily fixed.

However, if a report mentions mildew under the sink or large crack in the foundation, you should be more hesitant about closing the deal, as these types of repairs can cost thousands of dollars. Some of the more serious issues that you should ask your seller to repair include damaged water pipes, damaged roofing material, poor foundation and inefficient heating/cooling equipment.
